Does my house have asbestos?
Any building put up or refitted before 2000 may contain it — the UK banned asbestos in 1999. Laboratory analysis is the only reliable way to tell.
Which survey do I need?
For a building in normal use, a management survey. Before works that disturb the fabric, a refurbishment and demolition survey of the areas affected. We confirm which on the phone.
How long does it take?
Most houses take one to three hours; commercial buildings are quoted with a time on site. The lab report follows within 24 hours of sampling.
Is it dangerous to take samples?
No. The material is dampened, a small piece is removed and the spot is sealed straight away. It creates far less disturbance than normal building work.
What exactly do I get?
An HSG264 report: each material listed with its location, photograph, lab result, condition and risk score, and a recommended action.
I'm buying a house — is it worth it?
If the building report mentions possible asbestos, yes. A survey replaces a vague warning with facts you can negotiate on.
Do I have to remove it?
Rarely. Sound material that won't be disturbed is usually best left and monitored. Removal is for damaged material or anything in the way of planned work.
Is asbestos in a garage roof a problem?
Intact cement sheets are low risk. Breaking, drilling or pressure-washing them is what releases fibres.
Is it the landlord's or the owner's responsibility?
For non-domestic premises and common parts of flats, the duty holder — usually whoever is responsible for maintenance — must manage asbestos under the 2012 Regulations.
What if nothing is found?
You get a clear report, which is useful evidence for buyers, insurers and contractors.
